Job Description Summary

Responsible for the management of a property (or group of properties) for a client and fulfilling the manager's obligations under the terms of the property's management agreement.

Job Description

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Creation of annual property budget in collaboration with upper level management

  • Determines qualitative milestones for the property to achieve in the coming year
  • Establishes overall operating goals for the property in the coming year
  • Conducts in-depth review of property's income/expenses from previous year(s) and identifies opportunities to increase revenue and reduce expenses
  • Prioritizes operating expenditures so that budgeted items are in line with property's qualitative operating goals for the coming year
  • Assist with providing information to the General Manager for the creation of the annual budget

Management and oversight of all on site staff - office and maintenance

  • Conducts daily staff briefings of 10-15 mins to review progress of critical path items
  • Conducts weekly staff meetings to discuss/review overall property operations
  • Completes written mid-year and annual performance reviews for on site staff
  • Conducts one-on-one annual performance reviews with each staff member
  • Makes recommendations for merit pay increases to upper level management
  • Determines when disciplinary action is required and issues written disciplinary documentation when necessary

Management and oversight of physical asset

  • Conducts daily property inspections
  • Creates and implements preventative maintenance program property-wide with input from APM and Superintendent
  • Determines where necessary whether certain maintenance work can be done in-house or if a 3rd party contractor is required
  • Identifies prospective contractors and obtains bids for ongoing maintenance
  • Ensures 3rd party vendors provide required insurance certificates with correct entities names as certificate holders and additional insured
  • Evaluates quality of 3rd party vendor work, makes changes where necessary
  • Monitors notifications and coordinates proactively with APM and Superintendent to address complaints prior to HPD/DOB inspection
  • Coordinates with Superintendent to ensure timely follow up to correct problem if necessary

Generates monthly operating reports in Yardi and saves to Shared Drive network

Drafts monthly operating variance analysis providing explanation where necessary of income and expense items that are under or over budget

Composes written correspondence for property-wide notifications

Responds on an ongoing basis to upper level and executive management requests for information, follow up, etc

IMPORTANT EDUCATION

Bachelor's Degree in Business Administration or related discipline preferred

IMPORTANT EXPERIENCE

3+ years of real estate property management or related experience

ADDITIONAL ELIGIBILITY QUALIFICATIONS

CPM, RPA, or CSM designation or in process

Possess real estate license

Strong knowledge of finance and building operations

Ability to analyze, prioritize, and delegate

Ability to effectively manage a team of professionals, including both employees and vendors* Previous experience in analyzing and negotiating commercial lease and/or contract language

Advanced knowledge of Microsoft Office Suite

WORK ENVIRONMENT

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate's experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $87,550.00 - $103,000.00
